What Documents Do You Need to Apply for a Home Loan? Here's Everything You Need to Know

Applying for a mortgage doesn't have to be painful. In this episode of The Lofty Lender Podcast, I sat down with fellow mortgage expert Charlie Chedester to break down exactly what documents you'll need when applying for a home loan—and more importantly, why lenders ask for them.

Whether you're a first-time homebuyer, a move-up buyer, or buying an investment property, getting your paperwork in order upfront is the key to a smooth and stress-free closing.

💼 Income Documentation: Show Me the Paystubs

If You're a W-2 Employee:

  • 30 days of paystubs (usually 2 recent ones if paid bi-weekly)

  • W-2s for the last 2 years (even for jobs you’ve left)

  • Tax returns (only if needed based on your income type or loan program)

📌 Pro Tip: Don’t upload your tax returns unless your loan officer asks for them. If we have them, we have to use them—and that might open up extra questions.

If You're Self-Employed:

  • 2 years of personal and business tax returns

  • Profit & Loss statement

  • Balance sheet, depending on your structure and loan program

🧠 Lender Logic: We’re not trying to be nosey—just thorough. The more we know about your income consistency, the better deal we can structure for you.


🏦 Asset Documentation: Bank Accounts, Reserves & Retirement

What We Usually Need:

  • 60 days of bank statements

  • Retirement accounts (if using for down payment or reserves)

  • Proof of any large deposits

What Are “Reserves”?

Reserves are extra savings—typically 2-6 months' worth of mortgage payments—to show you’re financially prepared even if something unexpected happens. Especially important if you're buying a second home or investment property.

💡 Yes, we can sometimes use crypto accounts or gold, but they need to be liquidated and documented very carefully. No pirate treasure allowed at closing (yet).


🆔 Identification: Who Are You, Really?

We’ll usually ask for:

  • Driver’s license or Passport

  • Sometimes a Social Security card, especially if your W-2s or credit report mask your SSN

This is about protecting you and ensuring someone isn't using your identity to apply for a mortgage. Unfortunately, scammers have made this step more important than ever.


💳 Debts & Obligations: What You Owe

We'll Review:

  • Monthly debt payments (auto loans, student loans, credit cards)

  • Child support, alimony, or separation maintenance

  • Any obligations in your divorce decree or court orders

Also, if you own other real estate (aka REO):

  • We’ll need mortgage statements, property tax records, insurance, HOA dues, and anything related to how you’re managing that other property.

🔁 If you're buying before you sell, expect to document both properties. Bridge loans, equity transfers, and double mortgage payments = more paperwork, but totally doable.


📝 Miscellaneous But Important:

  • All pages of your documents. Even the “page intentionally left blank.” If your bank statement says “Page 1 of 4,” we need all 4 pages.

  • Gift letters if someone is helping you with a down payment

  • Social Security income or disability statements, if applicable

🔎 Remember: If you're receiving money, we need to prove it. If you're paying money, we need to prove it. If you want to use money, we need to prove where it came from.
